Conditions / reason for refusal: Time limit for commencement 1. The development permitted shall be begun before the expiration of three years from the date of this permission. Reason: In order to comply with the provisions of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

Approved Plans 2. The development hereby granted shall be carried out in accordance with the drawings hereby approved: i. Planning Application form, referenced PP-09123226, dated 2nd October 2020 ii. Amended proposed First Floor Plan & Site Plans Elevations plan, referenced 20-141-04B RevB, received on 5th November 2020 iii. Amended proposed Ground Floor Elevations plan, referenced 20-141-03B RevB, received on 5th November 2020 Reason: To ensure a satisfactory development and to avoid any ambiguity as to what constitutes the permission.

Ongoing conditions 3. All new external finishes to the development hereby approved shall be undertaken in materials and style to match those of the existing external elevation of the property, in particular the red sandstone external walls, natural grey slate roof, stone window surrounds and windows, and shall be retained as such at all times thereafter. Reason: In the interest of visual amenity of the area, and the appearance and character of the building.

4. The development hereby approved shall be used wholly in conjunction with, and ancillary to, the use of Colonsay House, Middlesceugh, Ivegill, CA4 0NR as a single dwellinghouse. In particular it shall not be occupied, sold, disposed of or otherwise let as a separate dwelling. Reason: An independent dwelling would be inappropriate, and to safeguard residential amenity.

5. Notwithstanding the provisions of the Town and Country (General Permitted Development) Order 2015 (or any Order revoking and re-enacting that Order), no development under Parts 1 Class B and D of Schedule 2 to that Order shall be carried out. Reason: In the interests of the amenity of the area and the character and appearance of the building.
